CMS has been providing specialized management services to quality homeowners associations since 1977. With a current client list of more than 180 associations under management and a large company staff which includes 24 association managers, CMS is equipped to provide the management expertise and resources your association deserves.
Community Management Services provides both Full Service
Management and Accounting Only management programs. We can
tailor programs and service levels to meet the unique needs of
your association. CMS also has a customized, in-house Assessment
Billing System to assure that your association maximizes the
collection of assessments on a timely basis.
FULL MANAGEMENT
The Full Service Management offered by CMS includes the
following features:

Professional Association Manager assigned to your
association.

Twenty-Four Hour / seven day per week emergency response.

Monthly billing statement sent to each unit owner.

Full Customer Service Support.

Full Fiscal Accounting Services and Support.

All of these contracted services provided for a set monthly
management fee.
ACCOUNTING ONLY
The outstanding billing and fiscal services provided by CMS
are available to those associations needing only Accounting
services. The Accounting Only services provided by CMS include
the following:

All contracted Accounting Only services provided for a set
monthly fee.
ASSESSMENT
BILLING SYSTEM
Community Management Services recognizes the importance of the
timely collection of monthly homeowner assessment payments.
These monthly assessments provide the operating capital required
each month to pay for the ongoing maintenance and operation of
the property. To help ensure the timely payment of these
important assessments, CMS mails a monthly billing statement to
every homeowner in your association.
Over thirty (30) years of experience has proven that this method
is far more effective than coupons. Owners receive a reminder
each month of their obligation to pay assessments on a timely
basis. Billing also affords the association the opportunity to
improve communications with the owners by including community
newsletters and important notices with the monthly statement.
To achieve the highest quality billing service available, and to
ensure full accountability to the association and Board of
Directors, CMS maintains an in-house billing system. The billing
and assessment collections needs of community associations are
unique, and "canned" programs are not well equipped to handle
the wide variety of special assessment options, fines billings,
due dates imposed by state law, etc. CMS continually evaluates
and updates the assessment billing program to provide the best
possible assessment collection services to our client
associations.
